Repairs all air conditioning, heating, ventilation, refrigeration, boilers and periphery systems within municipal buildings and public utility areas; Answers service calls as needed; Troubleshoots and diagnoses equipment during malfunctions and replaces/repairs parts as necessary; Coordinates the installation of new HVAC equipment; Trains other building maintenance staff in the diagnosing and/or repair of routine functions within HVAC systems; Installs portable equipment, including heating appliances, ventilating equipment, cooling units or evaporative coolers, closed steam systems or hot or chilled water piping within heating and cooling equipment and related component equipment; Operates boiler system to maintain proper water temperature for the production of methane gas and the operation of the boiler system; Performs preventative maintenance and proper lubrication of all equipment; Monitors, repairs, and installs pneumatic, electrical and electronic controls to ensure proper operation; Performs diagnostic tests on all assigned systems; Orders parts as needed to complete service calls; Meets with vendors as needed; Assists with snow removal when needed; Provides guidance and demonstrations to new employees in similar positions; Keeps supervisors informed of work progress, issues, and potential solutions; Attends meetings and training to stay current on relevant practices and developments; Responds to citizen inquiries courteously and promptly; Coordinates regularly with others to enhance interdepartmental efficiency; and. Thorough knowledge of HVAC systems, including testing, installation, repair and maintenance; Thorough knowledge of local, State, and Federal codes relating to the operation and replacement of heating, ventilation and refrigeration systems; Thorough knowledge of the operation and maintenance of boilers; Skill in the installation, repair, and maintenance of HVAC systems; Ability to communicate effectively with others, both orally and in writing, using both technical and non-technical language; Ability to understand and follow oral and/or written policies, procedures and instructions; Ability to use logical and creative thought processes to develop solutions according to written specifications and/or oral instructions; Ability to perform a wide variety of duties and responsibilities with accuracy and speed under the pressure of time-sensitive deadlines; Ability and willingness to quickly learn and put to use new skills and knowledge brought about by rapidly changing information and/or technology; Integrity, ingenuity and inventiveness in the performance of assigned tasks.
