ResponsibilitiesWhat You Will DoProvides day-to-day management of the Maintenance and Custodial Services contractCommunicates all aspects of contract requirements to the Maintenance Services contractor and monitors performance to ensure that all requirements are being metPrepares work order requests and transmits them to the maintenance contractorVerifies satisfactory completion of all repairs and records them in the databaseConducts regular inspections of client dormitories and common areasActs as Samaritan's 24-hour on-call point of contact for emergency repairsEnsures that preventive maintenance and custodial services are performed following approved schedulesCoordinates with Program Staff with respect to correction of physical plant deficiencies identified as a result of OTDA, Callahan, and other oversight inspection processesCoordinates with Central Office staff in addressing violations and obtaining all documentation required to have them successfully removed from the recordAttends Department of Buildings and Environmental Control Board hearings when requiredImplements Quality Assurance procedures to ensure appropriate service deliveryProvides regularly scheduled individual/group supervision to assigned staffQualificationsWho You Will BeSomeone with a High School diploma with a minimum of five years of facilities management experience (plumbing, electrical, HVAC, and boiler operations, etc.)orAssociate's Degree in Operations Management or related field with a minimum of three (3) years of facilities management experience (plumbing, electrical, HVAC, and boiler operations, etc.)FDNY F-80 Certificate of Fitness for coordination of Fires Safety and Alarm System required.
